Accurate hour estimation is the most critical skill in GC quoting. Break the project into phases, estimate each phase independently, then add a contingency buffer of 15—25% for unforeseen issues. Track your actual hours against estimates on every project — over time you'll identify which types of work consistently run over and adjust your estimates accordingly. Underestimating hours is the primary driver of GC cost overruns.
Your labor rate should be based on your actual overhead and income requirements, not market guesswork.
